Good luck!<\/span><\/p>\n<h2><span style=\"font-weight: 400;\">Applying for a mortgage in Canada\u00a0<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">Mortgages in Canada are available through banks, credit unions, and private lenders. The minimum down payment required is 5% of the purchase price. Mortgages are available with terms of 6 months to 10 years.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">In order to qualify for a mortgage, you will need to provide the lender with proof of income and employment, as well as your credit score. You will also need to have a down payment saved up, which can be from your own savings, or from a family member or friend.<\/span><\/p>\n<h2><span style=\"font-weight: 400;\">The requirements you&#8217;ll need\u00a0<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">You&#8217;ll need to provide some documentation to your lender when you apply for a mortgage in Canada. This is because self-employed applicants are considered to be at higher risk by lenders. However, it is still possible to get approved \u2013 you may just need to provide a little more documentation than someone who is employed by someone else.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The first thing you\u2019ll need to do is make sure that you have enough of a down payment saved up. The minimum down payment for a mortgage in Canada is 5%, but if you can manage to put down more than that, it will improve your chances of getting approved. According to Equifax, the average Canadian has a credit score of 701 \u2013 if your score is below this, you\u2019ll need to work a little harder to qualify for a mortgage.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">That said, it\u2019s not impossible to get a mortgage with bad credit. You\u2019ll likely just need to provide a larger down payment (more on that later) and agree to a higher interest rate. You may also be required to get mortgage insurance, which will add to your monthly payments.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Here are the minimum requirements you\u2019ll need to meet in order to apply for a mortgage with bad credit in Canada:\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">-A down payment of at least 20%\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">-A minimum credit score of 600\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">-Proof of employment and income\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">-An acceptable debt-to-income ratio\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">-Stable housing history\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">-No bankruptcies or consumer proposals in the past seven years<\/span><\/p>\n<h2><span style=\"font-weight: 400;\">Applying for a mortgage after a bankruptcy\u00a0<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">If you have gone through bankruptcy, you are not automatically disqualified from applying for a mortgage.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">There are, however, a number of requirements that you will need to meet in order to be approved:\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">-You must have been discharged from bankruptcy for at least two years.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">-You must have re-established good credit during that time.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">-You will need to provide a Letter of Explanation outlining the circumstances that led to your bankruptcy filing.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">-You will also need to provide proof of job stability and income.<\/span><\/p>\n<h2><span style=\"font-weight: 400;\">Applying for a joint mortgage\u00a0<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">Depending on the lender, you may be able to have up to 4 co-signors on your mortgage. All co-signors will be jointly and severally liable for the mortgage payments. This means that if one person doesn\u2019t make a payment, the other person(s) are still responsible for the entire mortgage payment. The lender will look at all of the applicants\u2019 incomes, debts, and assets to determine whether or not to approve the mortgage.<\/span><\/p>\n<h2><span style=\"font-weight: 400;\">Applying for a mortgage on a rental property<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">If you&#8217;re looking to buy a rental property, you may need a different mortgage than what you&#8217;ve used in the past. In addition to a larger down payment, most lenders will require that you have experience as a landlord before they&#8217;ll approve you for a mortgage.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Here are some tips to help you get approved for a rental property mortgage:<\/span><\/p>\n<p><span style=\"font-weight: 400;\">&#8211; Make sure your credit score is in good shape. Most lenders will require a credit score of at least 620, and the higher your score, the better.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">&#8211; Have a large down payment saved up. Lenders typically require a downpayment of 20% or more for investment properties.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">&#8211; Be prepared to show proof of income. You&#8217;ll need to provide tax returns or other financial documents to show that you can afford the mortgage payments.<\/span><\/p>\n<p><b>&#8211;<\/b><span style=\"font-weight: 400;\"> Have experience as a landlord.
